RBI Repo Rate : आरबीआई ने रेपो रेट में 0.25 प्रतिशत की बढ़ोतरी कर दी है। रेपो रेट में लगातार छठी बार केंद्रीय बैंक ने इजाफा किया है। रेपो रेट को 6.25% से बढ़ाकर 6.50 प्रतिशत कर दिया है। अप्रैल 2022 से रेपो रेट 2.5 प्रतिशत बढ़कर 4 प्रतिशत से 6.5 प्रतिशत हो गया है। इससे पहले तीन दिनों तक आरबीआई की एमपीसी की अहम बैठक चली। अब एमपीसी के फैसले के बाद अगर विभिन्न बैंक अपने होम लोन के ब्याज दरोंं में न्यूनतम बढ़ोतरी भी करते हैं तो होम लोन की ईएमआई बढ़ जाएगी।

मान लिजिए किसी व्यक्ति ने अप्रैल महीने से पहले किसी बैंक से 10 लाख रुपये का लोन 10 वर्षों के लिए 7.2% की ब्याज दर पर लिया था। ईएमआई कैलकुलेटर की गणना के अनुसार उसे प्रति माह 11714 रुपये का ईएमआई चुकाना पड़ता था। इस तरह उसे 10 वर्षों में 11714 रुपये प्रति माह की दर से 120 महीनों (10) में 120×11714= 14,05,680 रुपये की राशि चुकानी पड़ती।
इससे पता चलता है कि उसे 10 लाख के लोन के बदले 14,05,680 रुपये चुकाने पड़ते मतलब उसे 14,05,680-10,00,000= 4,05,680 रुपये ब्याज के तौर पर और 10 लाख रुपये मूलधन के रूप में चुकाने पड़ते।
पहले ब्याज दर= 7.2% सालाना (RBI Repo Rate)
अब ब्याज दर= 7.2+2.5= 9.7% सालाना (रेपो रेट 2.5% बढ़ने के बाद अगर बैंकों ने ब्याज दर में न्यूनतम बढ़ोतरी भी की तो भी यह अप्रैल महीने की तुलना में 2.5% अधिक होगी।)
अप्रैल महीने से अब तक आरबीआई ने रेपो रेट में 2.5 प्रतिशत का इजाफा कर दिया है। ऐसे में अगर उक्त व्यक्ति के बैंक ने अपने होम लोन ब्याज दरों में न्यूनतम बढ़ोतरी भी की तो नई ब्याज दर 7.2+2.5=9.7% होगी। अगर इस आधार पर ईएमआई कैलकुलेटर से गणना करें तो संबंधित व्यक्ति को मासिक ईएमआई के रूप में हर महीने 13,050 रुपये चुकाने होंगे। इस तरह दस वर्षों के दौरान उसे 13,050×120= 15,66,000 रुपये चुकाने होंगे। यहां हम पाते हैं कि उसे मूलधन के रूप में 10 लाख रुपये जबकि ब्याज के रूप में 15,66,000-10,00,000= 5,66,000 रुपये चुकाने पड़ेंगे।
अप्रैल महीने के रेपो रेट के हिसाब से उसे 4,05,680 रुपये ब्याज के रूप में चुकाना पड़ रहा था नई गणना के हिसाब से उसे 5,66,000 रुपये ब्याज के रूप में चुकाने होंगे मतलब उसे 5,66,000- 4,05,680= 1,60,320 रुपये अतरिक्त चुकाने होंगे।
